Setting out the terms and conditions of somebody renting your property is very important. Many people believe that the terms and conditions should be physically signed by your guest at the time of paying the deposit. The other option that is commonly employed is a statement in the email sent regarding the deposit payment that says, 'by paying the deposit you agree to the following terms and conditions' with the conditions set out.

The types of things you may want to include in your terms and conditions are:

  • Is the deposit refundable if the guest cancels the booking
  • When is the balance due
  • Is a bond payable, when is it due and when will it be refunded
  • What is your cancellation policy
  • How many guests can stay at the property
  • Are parties allowed on the property
  • What happens if there are breakages caused by the tenant
  • What condition should the property be left in
  • What is the checkout time
  • Are pets allowed at the property
  • What happens if a disturbance is caused by the tenants
  • Do you cover loss of tenants personal property during their stay
